Our in-house application screening allows advanced data processing technology to create all the lease documents and allow tenants to review and sign them from anywhere in the world. This keeps your property on the market until they sign the lease and deposit the security deposits.

Our system is designed to ensure you as the property owner do not have to be involved in any of this process - we do it all for you! During the lease signing process and lease renewal process you can expect the following:

Lease Execution

  • After a qualified applicant is approved we prepare a comprehensive and legally updated 18 page lease agreement. We also include multiple lease addendums (No smoking, crime and drug fee addendum, mold addendum, pet addendum) to ensure you, your property, and your tenant are legally protected to the full extent of the law.
  • We collect the first month’s rent and security deposit at the time of signing and they must pay first month’s rent prior to receiving the key. Last month’s rent is a requirement for almost all leases as well-they may spread this out if they qualify.
  • While re-keying a property between tenants is not required in Florida - we do have this done for the protection of everyone involved.
  • We insure the property meets all of the safety requirements required by law.
  • We have property assessments and walkthroughs before, during, and after a tenant move-in. There are pictures taken of the property so we can prove what the property was like when the tenant moved into the home. It will list any defects. The tenant is required to sign this inspection as well.
  • Our tenants receive online portal access.

Lease Renewals

  • We will contact you 90-120 days prior to the expiration of the lease to confirm you do not want to sell the property or make any changes.
  • We schedule and coordinate the property walkthroughs to make sure a renewal should be offered. (Written inspection is available)
  • A property assessment is made to determine the property rental rate that should be offered. We will discuss this with you.
  • The written renewal will be sent to the residents 60 days prior to the end of the lease term.
  • We typically offer another year contract or month-to-month option. We have had many tenants stay at the home multiple years with a month-to-month agreement.
